2. Whose Mortgages Do We Offer?
Residential Regulated Mortgages

We offer a comprehensive range of first-charge residential mortgages from across the market, but not deals that can only be obtained directly from a lender. We do not restrict our considerations to a limited panel or a single lender.

Second Charge Mortgages

In circumstances where you require additional capital against an existing property, we will consider whether a second charge mortgage or a re-mortgage is most appropriate for your needs. We advise on second charge mortgages from a comprehensive panel of lenders across the UK.

​

Equity Release / Later Life Lending

For clients aged 55 and over considering releasing equity from their home, we offer advice on lifetime mortgages and home reversion schemes from a wide range of providers across the market.

Buy to Let Mortgages

In most cases, advising on and arranging Buy to Let mortgages is not regulated by the Financial Conduct Authority. However, where you or a close family relative intend to occupy the property, or have previously occupied the property, the transaction is classed as a Consumer Buy to Let or Regulated Buy to Let and is fully regulated by the FCA. We offer a comprehensive range of Buy to Let products from across the market.

Commercial & Business Lending

Commercial loans, bridging finance (where non-regulated), and general business loans fall outside the scope of FCA regulation. However, we apply the same rigorous principles of suitability and fair value across all non-regulated lending arrangements.

3. Whose Insurance Products Do We Offer?

We offer pure protection insurance products (Life Assurance, Critical Illness Cover, and Income Protection) and General Insurance (Home Buildings & Contents Cover, Landlord Insurance, and Commercial Property Insurance) from a range of leading UK insurers.

We do not restrict our advice to a single insurer or a limited panel for protection products. For certain specialist general insurance covers, we may use a restricted panel of preferred insurers to ensure high standards of policy performance and claims support.

We will provide you with an Insurance Product Information Document (IPID) or Key Features Document prior to policy conclusion, detailing the precise scope, benefits, limitations, and exclusions of any recommended policy.

4. Which Service Will We Provide You With?
Mortgage Services

We will advise and make a personal recommendation for you after we have assessed your personal and financial needs, objectives, and affordability. This applies to residential mortgages, Consumer Buy to Let mortgages, and later life lending.

Insurance Services

We will advise and make a personal recommendation for you on pure protection and general insurance products after assessing your personal requirements, family commitments, and budget.

​

We do not offer execution-only (non-advised) sales via our website or advisers unless explicitly requested in writing and approved under strict criteria.

​

5. What Will You Have to Pay Us for Our Services?

In accordance with the FCA Consumer Duty rules on Price and Value (PRIN 2A.4), our fee structures are designed to be transparent, fair, and reflective of the skill, complexity, and administrative support involved in structuring your finance.

Mortgage Advice Fees
  • Initial Consultation: We offer an initial discovery consultation at our expense with no obligation on your part.

  • Client Broker Fee: We charge a standard broker fee of £595 for researching, structuring, and processing your mortgage application.

  • Fee Variation: Depending on the complexity of your circumstances (e.g. complex corporate structures, adverse credit history, or specialist bridging/commercial requirements), our fee may range between £495 and £1,500. The exact fee will be agreed with you in writing before we commence formal work on your file and will be confirmed in your Initial Service Agreement and Suitability Report.

  • Timing of Payment: The broker fee is payable upon formal submission of your mortgage application to the chosen lender.

  • Refundability: If we submit an application and the lender rejects it due to an error on our part, your fee will be refunded in full. If you choose to withdraw from the transaction after application submission, the fee remains non-refundable as it covers the costs of advisory and administrative work completed.

Lender Commission (Procuration Fees)

In addition to the fee charged to you, we will receive a commission payment (procuration fee) from the mortgage lender upon legal completion of your mortgage. This is typically between 0.35% and 0.45% of the total loan amount. The precise amount of commission we will receive will be disclosed to you in the Key Facts Illustration (KFI) or European Standardised Information Sheet (ESIS) provided before you take out the mortgage.

Insurance Remuneration

We do not charge a direct fee to you for arranging personal or business protection insurance. Instead, we are remunerated by commission paid directly by the insurance provider upon policy inception. The nature and basis of this commission will be disclosed to you prior to policy start, and the exact monetary amount will be disclosed upon request or in your Suitability Report.

6. Financial Services Compensation Scheme (FSCS) Protection

Our regulated activities are covered by the Financial Services Compensation Scheme (FSCS). You may be entitled to compensation from the scheme if we, or our Principal firm (The Right Mortgage Limited), cannot meet our financial obligations. This depends on the type of business and the circumstances of the claim.

​

  • Residential Mortgages & Regulated Lending: Advising and arranging mortgage business is covered up to a maximum limit of £85,000 per claim, per person.

  • Insurance (Pure Protection & General Insurance): Protection advising and arranging for long-term contracts (e.g. Life Cover, Critical Illness) is covered for 100% of the claim with no upper limit. General insurance contracts are covered for 90% of the claim with no upper limit.

  • Unregulated Business: Commercial lending and unregulated Buy to Let mortgages are generally not covered by the FSCS.
